The Truth
vs. What You Wish to Hear
Too many Realtors out there tell you what you wish to hear in order to
obtain the listing agreement. This wastes valuable time, sets false
expectations and at the end could be very costly – to you. Once the listing is
signed that’s when the gamesmanship begins in constantly asking you to reduce
your home’s asking price as it was inflated to begin with. This not only costs
you valuable time and money, but often creates a desperate sense to potential
home buyers, and opens the doors to significant low-ball offers. I have always been very straight and
upfront with my clients. I tell them the truth, and although sometimes this
does cost me the listing at first, these same homeowners call me once their
smooth talking real estate agent underperforms and have never had a single
regret.
Pricing
This is huge. Pricing is one of the most critical
elements in selling your home. To me this is more of an art then a science. I
could spend up to 20+ hours analyzing data, going out and contacting agents of
recent comparable transactions as well as agents with similar homes going into
contract. This gives me a very solid up to the minute understanding of the
current market threshold. This is also far more comprehensive then your average
Comparable Market Analysis, which relies, only sold data, and no selling agent
feedback? In doing this, I as your Realtor will inform you of this very
exclusive information and allows us to formulate a better marketing plan in
moving forward.
Negotiations
During the negotiation process I will
always inform you of what my suggestions are for the appropriate situation. I
have over 25 years of experience and have been involved at the negotiation
table in hundreds of transactions. I’ve encountered some situations, which most
people could not even begin to fathom. I’m proud to say that this is one of my
strongest assets, and when you’re home is on that table; you want me on your
